 WHAT TYPES OF LEASE TERMS ARE AVAILABLE? 
A: 12 month lease agreements are available.
 

 IS THERE BE PARKING AVAILABLE? 
A: Yes, there is on-site underground parking available for $85 per month or gated parking for $60 per month
 

 CAN I RESERVE A LOFT ONLINE? 
A: No - Please call (314) 535-2110 or email the leasing office at metropolitan@dominiuminc.com to set up an appointment.
 

 IS THE BUILDING SMOKE-FREE? 
A: Yes. Smoking is not allowed anywhere in the building or on the grounds.
 

 WHAT COMMUNITY AMENITIES ARE AVAILABLE TO ALL RESIDENTS? 
A: Community amenities include: Fitness Center, Community Room, Dance/Movement Studio, Sound/Music Studio, Paint Studio, Pottery/Clay Studio, Underground Parking, Bike Storage and a Gallery.
 

 WHAT TYPES OF LOFTS ARE OFFERED? 
A: 1 and 2 bedroom lofts
 

 CAN I TOUR THE LOFTS OR SEE A MODEL UNIT? 
A: Floor plans and photos are available on the website. Visit our gallery and floor plans pages. You may also call to schedule a tour of our community. If a loft is available to show, we will show at that time.
 

 CAN I MOVE INTO ONE APARTMENT AND TRANSFER ON A LATER DATE? 
A: Yes, provided you fulfill at least 6 months of the initial lease. A transfer fee is required if you are in the middle of a lease. You must be a resident in excellent standing (no late rent payments or lease violations).
 

 WHAT IS THE PET POLICY? 
A: Dogs and cats welcome. No weight limit. Breed restrictions apply.
 

 MUST I BE AN ARTIST IN ORDER TO QUALIFY FOR RESIDENCY? 
A: There must be at least one member of the household that is approved as an artist in order to qualify for residency. The artist criteria is available here.
 

 ARE ANY HOUSING ASSISTANCE PROGRAMS ACCEPTED? 
A: Yes, Section 8 vouchers are accepted, but must be worth the full amount of the current rent regardless of resident/HA portion.
 

 WHAT PAYMENT IS REQUIRED TO RESERVE A LOFT? 
A: To hold a loft, a reservation fee of up to $300 is required and will be applied to your security deposit ($200 for 1 bedrooms, $300 for 2 bedrooms).
 

 WHAT DOES IT MEAN TO BE AN ARTIST? 
A: An artist need not earn a living through art, but must be able to demonstrate a commitment to it by presenting a body of work and a résumé to an approved committee of artists. We are open to all disciplines and collaborative artists.
 

 WHAT IS INVOLVED IN THE APPLICATION PROCESS? 
A: A reservation fee of up to $300 is required ($200 for 1 bedrooms, $300 for 2 bedrooms). Once the applicant is approved, the reservation fee becomes the security deposit. Applicants will be pre-screened for credit, criminal and rental history qualifications. Final approval is contingent upon income verification and tax credit compliance eligibility. Should an applicant not meet the eligibility requirements, the reservation fee of up to $300 will be refunded in its entirety.
 

 CAN STUDENTS QUALIFY FOR RESIDENCY? 
A: In general, full-time students are not eligible. Full-time students are permitted if there is at least one part-time student or non-student leaseholder. However, there are some exceptions to this, so please inquire. 

Some common exceptions include:
- Single parent with dependent(s)
- Married students
- Recipients of public assistance (not section 8)
- If you have ever been in foster care
 

 WHAT IF I VISIT THE WEB SITE AND ALL APARTMENTS ARE SOLD OUT? 
A: You may sign up for our reservation list and will be placed on a waiting list. If you provide your e-mail address, we will send you updates as soon as something becomes available.
 

 IS SUBLETTING ALLOWED? 
A: No.
 

 WHEN DO THE LOFTS BECOME AVAILABLE? 
A:  Availability dates and move-in dates are dependent upon current residents giving a notice to move out. Join our reservation list here.
 

 ARE THERE OCCUPANCY LIMITATIONS? 
A: A maximum of 2 occupants per bedroom is permitted.
 

 WHAT UTILITIES ARE INCLUDED IN THE RENT? 
A: Hot water, water/sewer and refuse are included in the rent. The resident is responsible for electricity, cable TV, telephone and Internet.
 

 HOW DO I QUALIFY? 
A: Applicants must meet the following income qualifications:
The household income is based on GROSS annual income (before any deductions) earned from all sources including wages, social security payments, public assistance, pensions, annuities, interest income, dividends, stocks, bonds, insurance settlements, recurring gifts from family/friends, lottery winnings, etc. Third-party verification will be required of all income, and copies of tax returns and pay stubs may be required.
 
Income Qualifications

Metropolitan Artist Lofts participates in an affordable housing program. Total household income must be under the following limits based on household size:

- 1 Occupant: $31,320
- 2 Occupants: $35,760
- 3 Occupants: $40,260
- 4 Occupants: $44,700
 

 WHAT AMENITIES ARE AVAILABLE IN THE LOFTS? 
A: Available loft amenities include: washer and dryer in each home, Black Energy Star appliances, Formica countertops, dishwasher and microwave, sealed concrete floors, spacious open floor plan concept, mini blinds, hydrothermal heating & cooling, contemporary lighting, high ceilings (average 10'), oversized windows, exposed brick and other historic features.

 DO PERSONS WHO WORK IN FIELDS THAT SUPPORT THE ARTS QUALIFY? 
A: Unfortunately, no.
